Septic System Installation in New Braunfels & Comal County

Installing a septic system here is a permitted, inspected, engineering-led project — not a job you schedule for next Tuesday. This is the realistic sequence, who has to be involved at each stage, and what it costs.

When you need one

  • New construction on acreage. Most of unincorporated Comal County has no sewer. Canyon Lake, Spring Branch, Fischer, Sattler and Startzville are effectively all on private systems.
  • Replacing a failed system. Older systems reaching the end of their life, particularly around Garden Ridge and the older Canyon Lake subdivisions.
  • Adding capacity. An addition that adds bedrooms can exceed what the existing system was sized and permitted for.
  • A sale that will not close. A system that fails inspection has to be brought into compliance.

An aerobic treatment unit does inside the tank what soil does in a conventional system. That is why it works on rock — and why it needs power, a control panel, and the maintenance contract Texas law requires.

The sequence that actually happens

  1. Site and soil evaluation

    A qualified site evaluator digs test holes, analyses the soil profile, surveys the site and maps the separation distances your lot must respect. This is the step that decides everything else — do it first, and do not let anyone quote a system type before it is done.

  2. System selection

    Chosen against the soil result. Comal County recognises septic tanks with absorptive drainfields, aerobic treatment units, sand filters, trickling filters and constructed wetlands. On thin soil over limestone — most of the county — the practical answer is an aerobic treatment unit.

  3. Design and planning materials

    A scaled design plus full system specifications. The installer may prepare this for a standard system; a PE or RS must for complex systems, and must on the Edwards Aquifer Recharge Zone.

  4. Permit application

    Filed with the Comal County Engineer's Office with the evaluation, the design and the fee — on paper or through the county's Permit Portal.

  5. County review and Authorization to Construct

    The county verifies compliance and may visit the site. Construction may not begin until the authorization is issued.

  6. Installation

    Excavation and rock trenching, tank set, distribution field, electrical, control panel. A few days of work on a straightforward site; longer where rock or slope fight back.

  7. Three county inspections

    The county inspects three times during installation. Notify the office 24 hours ahead of each. A failure costs a $150 reinspection fee.

  8. Notice of Approval / License to Operate

    Issued once inspections pass. The system may not be used before this.

  9. Maintenance contract in place

Where installations go wrong

  • Starting work before the Authorization to Construct. The most expensive mistake available, because it can mean digging the work back up.
  • Comparing quotes for different system types. A conventional quote will always look better than an aerobic one. They are not the same product.
  • Skipping the soil evaluation to save time. It does not save time; it just moves the discovery of a problem to a more expensive moment.

  • Sizing to today's house rather than the finished one. If a future addition is likely, size the system for it now.
  • Not budgeting the ongoing maintenance contract. $200 to $500 a year, for as long as you own an aerobic system.

Installation questions

How long does a septic installation take from start to finish?

The physical installation is usually a few days. The whole project is measured in weeks, because the site and soil evaluation, the system design, the county review and the Authorization to Construct all come first, and each of the three required inspections needs 24 hours' notice. If the septic permit is on the critical path of a build or a closing, start it earlier than you think you need to.

Can I install my own septic system in Comal County?

No. Installation must be done by a licensed installer — Class I (OSI) for standard systems, Class II (OSII) for all types including aerobic units. The county inspects the work three times as it goes in.

Do I need an engineer, or will the installer handle the design?

For a standard system, the installer may plan it. For complex, non-standard or proprietary systems, a professional engineer or registered sanitarian must. And on the Edwards Aquifer Recharge Zone, planning materials must be submitted by a PE or professional sanitarian regardless of system type.

What if my lot fails the soil evaluation?

A poor soil result rarely means "no system" — it usually means a more capable and more expensive system. That is precisely how most Comal County lots end up on aerobic units. Where it does become a genuine problem is very small lots on the Recharge Zone, where setbacks can leave too little usable area.

Can I replace a failing system with the same type it is now?

Not automatically. A replacement is permitted against current rules, not the rules that applied when the original went in. Older properties are often surprised to find that the conventional system they are replacing can no longer be permitted on that lot.
